Every year brings predictions about where the market is headed. I prefer a different approach: build a plan that remains sound across several possible outcomes. This annual market briefing for Orange County real estate outlines the signals I watch and how owners and investors can realign their strategy.

I make no forecast of prices here, and I would be cautious of anyone who does. Markets are shaped by financing conditions, employment, inventory, and buyer confidence, all of which can change quickly.

The Signals That Guide My Advice

I focus on indicators that I can verify and that directly affect your decisions:

  • Inventory and months of supply in your specific area and price band.
  • Days on market and list-to-sale price relationship for homes like yours.
  • Financing conditions, including how buyers are qualifying and how lenders are pricing loans.
  • Buyer demand signals, such as showing activity and the speed of pending sales.
  • Construction and permitting activity that could add competing supply.
  • Seller behavior, including price reductions and withdrawn listings.

Each indicator has limitations, so I read them together rather than relying on any single data point.

Plan Around Scenarios, Not Predictions

For each client, I build three plans:

  1. Steady market: conditions look similar to recent months. Strategy: price to evidence and present the home well.
  2. Cooling market: demand softens and buyers negotiate more. Strategy: prepare for longer timelines, price precisely, and decide in advance where you would be flexible.
  3. Active market: buyers compete for limited supply. Strategy: structure offers carefully, evaluate terms beyond price, and protect your timeline.

Deciding in advance what you would do in each scenario removes emotion from the moment.

What Strategic Realignment Means for Sellers

A realignment is a deliberate review of whether your current strategy matches your goals. Questions I ask sellers include:

  • Is the reason to sell driven by timing, lifestyle, liquidity, or tax planning?
  • What net proceeds do you need to make the next step work?
  • Would a different timeline improve your outcome, such as selling before or after a purchase?
  • Which preparation steps will give the most return for your property?
  • Are there tax or estate considerations to discuss with your CPA or attorney first?

What It Means for Investors

Investors should revisit assumptions rather than abandon strategy:

  • Stress-test cash flow against higher vacancy, higher financing costs, and higher repair costs.
  • Reassess whether each property still fits your goals or whether capital could be better used.
  • Review your debt maturity dates and refinance options well ahead of time.
  • Evaluate exchange options early if you may sell, since tax-deferral rules have strict timelines.

Keep Records Organized

Whether you hold one home or several properties, organized records help you act quickly: deeds, mortgage statements, leases, permits, repair receipts, and insurance policies. When opportunity or urgency arrives, preparation lets you move with confidence.

Questions Worth Asking Now

Before the year ends, I suggest every owner answer a few questions in writing. What is the most important outcome of any sale: proceeds, speed, certainty, or a specific move-out date? What would make you wait? What would make you act immediately? Who needs to be consulted, including your CPA, attorney, lender, or family members? When you document these answers in advance, decisions become easier, and you can respond to opportunities without second-guessing.

I would also encourage you to revisit your insurance coverage and your property's condition, since both influence how a buyer, and their lender, perceives risk.
